The Maintenance Supervisor is responsible for safely maintaining the physical condition and appearance of the community in an efficient and cost effective manner.Maintenance Supervisor Responsibilities and Duties:Responsible for all maintenance improvement projectsMaintain the upkeep and repair of the property and groundsCoordinate the maintenance work with the maintenance staffTrain assistant maintenance & grounds personnelSchedule and manage maintenance prioritiesPeriodically inspect all units, buildings, and common areas, performing repairs and janitorial duties as neededPrepare vacant apartments for occupancy thoroughly and efficientlyPerform work order requests promptly according to company procedureResponsible for the care, maintenance, and inventory of all supplies, tool and equipmentOversee proper maintenance of landscaping including ensuring:Healthy, cut, and green grassEdged and weeded flowerbed areasProperly placed, timed, and running sprinklersHealthy trees, shrubs, and other plantsKeep accurate records regarding preventative maintenance, work orders, apartment refurbishing, inspections and inventoriesStart-up and shut down of sprinkling systemStart-up and shut down of pool and pool areaProper snow removal and other winter hazard precautionsMaintain pool, hot tub, and pool areaReport unusual or extraordinary circumstances regarding the property or residentsBe aware and operate within OSHA (Occupational Safety & Health Act) standards and company policies and procedures at all times.Remain knowledgeable concerning company and community policiesHave knowledge regarding emergency procedures including water and gas meter shut off valves, allRequirements:Maintenance Supervisor Requirements:2 or more years of Supervisor experienceExperience with a lease-up is a plusExperience with a new build is a plusCPO certificationStrong communication skillsMulti-family property maintenance preferredHVAC certification is a plusStrong leadership skillsScheduleThe work schedule is Monday through Friday with on-call weekends.
